The CP12 certificate
You must give a copy of the Landlord Gas Safety Record to existing tenants within 28 days of the check, and to any new tenant before they move in.
Keep the records
You must keep copies for at least 2 years.
Carbon monoxide alarms
A CO alarm is required in any room used as living accommodation that contains a fixed combustion appliance (excluding gas cookers), and must be repaired or replaced when reported faulty.

A safety check is not the same as a service. The law also requires appliances and flues to be maintained in a safe condition.
