Combi, system or regular: which boiler do you actually need?

This is the decision that matters most, and the one most often got wrong. The right answer depends on your hot water demand and your water pressure, not on what is cheapest to fit.

Combi boiler
Heats water on demand, no cylinder and no tank. Best for flats and smaller homes with one bathroom. Frees up the airing cupboard and loft. Struggles if two showers run at once, and it depends on decent mains pressure.
System boiler
Works with a hot water cylinder, no loft tank. Good for homes with two or more bathrooms where several people shower at the same time. You get stored hot water at good pressure, but you can run out and have to wait for it to reheat.
Regular (heat only) boiler
Works with a cylinder and a loft tank. Usually kept in older properties with older radiators and low mains pressure, where switching to a combi would mean re-piping the whole house.
Sizing (kW)
The output is matched to the number of radiators and your hot water demand. Fitting a big boiler "to be safe" makes it cycle badly, run less efficiently and wear out sooner.
